서울특별시 권역생활권 별 부동산 뉴스 데이터의 토픽 모델링 및 감성 분석을 통한 트렌드 분석 연구: 아파트와 비(非)아파트 거래량을 중심으로

초록
The real estate market in Seoul is predominantly defined by apartment transactions, with distinct transaction patterns for apartments and non-apartments. This study aims to explore the relationship between news sentiment and real estate transaction volumes in Seoul, focusing on how news sentiment impacts market activity. We conducted sentiment analysis and topic modeling based on news data, comparing variations in transaction volumes for apartments and non-apartments across different regions and topics. This research evaluates the characteristics of the real estate market by region and topic, and quantitatively examines how news sentiment affects transaction volume dynamics in both apartment and non-apartment sectors. Additionally, the findings highlight the usefulness of news data for analyzing the real estate market and offer empirical insights for policy making.
